Custom Home Building & Historic Renovations in Swarthmore, PA
Clarity Building Group is based in Swarthmore, and most of our work takes place here. We live in the community, raise our family here, and have been part of Swarthmore for over a decade, with deeper family roots that go back generations. Our work is shaped by an understanding of the town's housing stock, its scale, and the values that have guided its growth. We are interested in thoughtful additions and careful renovations that strengthen existing homes rather than replacing them, and in work that respects both architectural character and neighborhood context. Swarthmore's homes are varied, idiosyncratic, and often complex. We see our role as stewards, helping homeowners adapt and improve these houses in ways that make them more durable and more livable.
Notable Residential Projects and Historic Pockets
The homes shown below were not built or restored by our firm. They are historic artifacts that define the town’s identity and serve as a reference point for sensitive renovation and new construction.
To understand the residential history of Swarthmore, one must look at the specific projects that served as anchors for their respective neighborhoods. These properties represent the height of craftsmanship and historical value within the borough.
The Courtney Smith House: 324 Cedar Lane
- Architect/Builder Duo: West Hill Land Development Company (Design-Build)
- Project Summary: Originally built in 1879 as a "sample house" for the West Hill development, this grand three-story Second Empire stone mansion was designed to showcase the prestige of the area. It has served as the official residence for the president of Swarthmore College since 1909, anchoring the transition between the campus and the residential community. Its significance lies in its role as a catalyst for high-end residential growth in the northwest sector.

The Sundial House: 203 Park Avenue
- Architect/Builder Duo: Wilson Eyre (Architect) / Swarthmore Improvement Company
- Project Summary: Created by Wilson Eyre, this residence is one of Swarthmore’s most architecturally significant buildings, reflecting the English Arts and Crafts movement. Notable for its dramatic low roof, asymmetrical entrance, and decorative sundial, the house represents a major departure from 19th-century norms and was once home to Louis E. Wheelock, the designer of the Whitman Sampler candy box. Its design influenced numerous other Philadelphia architects and remains a pinnacle of Eyre's domestic work.

Riverview Farms Estate: 412 Riverview Road
- Architect/Builder Duo: Louis Cole Emmons (Developer) / Carroll Thayer (Builder)
- Project Summary: This 85-acre parcel transformed Swarthmore's northeast sector into an elite enclave of Tudor Revival and Country French homes in the 1920s. The anchor estate house, built in 1916, featured a ballroom and extensive orchards, establishing a standard of luxury that defined the borough’s second great wave of development. The project is significant for its impact on the town's geography, leading to the creation of the Riverview Estates.

- Architect/Builder Duo: William Lightfoot Price (Architect)
- Project Summary: Designed by William Price for his brother-in-law, a college professor, these two former houses are now joined as a center for civic responsibility. They represent the infusion of Rose Valley’s Arts and Crafts ideals into the Swarthmore residential core, emphasizing Price’s belief in the integration of domestic life with intellectual and social purpose. One of Price's sons lived here while attending college and later became an architect himself.

WHAT IT MEANS TO BUILD AND RENOVATE IN SWARTHMORE
Swarthmore’s Late Victorian, Colonial Revival, and Tudor homes demand more than aesthetic sensitivity. They require a clear understanding of how these structures were originally built and how they must perform today. Renovations often involve reinforcing undersized framing, integrating modern mechanical systems into tight cavities, and improving energy performance without compromising original masonry or millwork. Common risks include concealed structural deficiencies, moisture movement within uninsulated walls, and the complexity of tying new additions into homes that have settled for decades. Building here means translating historic character into durable, high performance assemblies while managing permitting timelines with discipline and foresight.
