Many homeowners and architects choose to work with Clarity because they want a project where costs are clearly understood, decisions move forward, and responsibility is never ambiguous. Clarity Building Group was founded on a simple premise: custom residential construction doesn't have to be adversarial, opaque, or stressful. Our mission is to create enjoyable construction experiences through open collaboration between homeowners, the design team and our trade partners.

Steve Minton
Founder's Perspective
Clarity Building Group is led by Steve Minton, whose career has been shaped by close collaboration with architects and designers on complex residential projects. For more than 25 years, Steve has worked across estimating, project planning, construction, and business operations, supported by formal education in civil engineering.
His experience includes leadership roles in both the United States and abroad, as well as service on the Swarthmore Planning Commission since 2016, where he brings a practical understanding of zoning, land use, and the broader context in which residential projects take shape.
Steve believes that well-run projects begin with preparation and succeed through alignment. By establishing clarity around scope, expectations, and decision-making, he assembles teams of trusted partners and trade professionals who are able to work in harmony, and deliver projects with consistency and care.

Jim Halk
Jim Halk is an exceptional problem solver whose steady, solutions-first approach brings confidence to even the most complex projects. He pairs strong mechanical aptitude with disciplined follow-through, ensuring details are anticipated, addressed, and resolved without drama. Known for his reliability and consistency, Jim is also remarkably adaptable; able to adjust his communication style to suit homeowners, architects, and trade partners alike. Clients value his constant, open communication, while design teams appreciate his respect for process and intent, supported by a rare combination of field experience and systems thinking

Walter Bunten
Walter Bunten brings more than 25 years of hands-on experience renovating older homes, with much of his career rooted in the Boston area where craftsmanship and existing conditions demand a high level of precision. He has worked through every phase of construction and has performed the work of nearly every trade, giving him a practical understanding of how projects actually come together in the field.
Known for his logical approach and his deep respect for the trades shows up in how he coordinates work on site, fostering strong collaboration and a shared commitment to quality. Clients and design teams appreciate his grounded perspective, clear communication, and ability to translate complex conditions into thoughtful, well-executed solutions.

Eric Lluna
Eric Lluna brings more than 20 years of experience in residential construction, including 14 years leading his own general contracting and carpentry business. His background as an owner-operator gives him a comprehensive understanding of how projects are built, managed, and delivered, with direct involvement in every phase of construction.
Known for his steady leadership and clear communication, he works closely with homeowners, architects, and trade partners to keep projects aligned and moving forward. His experience in both the field and business side of construction allows him to anticipate challenges early, coordinate teams effectively, and deliver consistent, high-quality results from start to finish.
How Project Responsibilities Are Divided
Each Clarity project is supported by a defined leadership structure. By clearly separating field leadership from project management, we ensure that day-to-day execution and financial oversight remain focused, coordinated, and accountable throughout the life of the project.

Field Management Responsibilities
- Day-to-day leadership and primary point of contact on site
- Scheduling and coordination of all trade work and site activities
- Material ordering and verification to support sequencing and quality
- Continuous quality oversight and workmanship review
- Stewardship of the design intent in the field
- Coordination of inspections and regulatory requirements

Project management establishes the financial and contractual framework that governs the work: budgets, scopes, agreements, and systems for tracking change. Field Management brings that framework to life on site, translating drawings and decisions into built work through daily leadership, coordination, and craftsmanship.
By clearly distinguishing these roles, clients gain confidence that the numbers are being managed with discipline, the work is being executed with care, and nothing falls through the cracks as the project evolves.

One of our completed projects was selected by Sub-Zero as the setting for a nationally produced brand campaign. The same project was featured in print advertisements placed by Sub-Zero in The New York Times and Architectural Digest.


Community & Professional Involvement

Clarity Building Group maintains an active interest in architectural tradition and proportion through involvement with the Institute of Classical Architecture & Art. This affiliation reflects a respect for well-considered design, historic precedent, and the enduring principles that continue to inform thoughtful residential architecture today.
Since 2016, Steve Minton has served on the Swarthmore Borough Planning Commission, contributing to the review of residential projects within the context of zoning, land use, and neighborhood character. This ongoing civic involvement provides a broader perspective on how individual projects fit within established communities.
