Unlike design-build firms where the builder controls the design, or traditional contractors who simply execute plans, we occupy a unique middle ground: deeply involved in planning and budgeting while deferring to the architect's design leadership.
This means we're at the table early, providing constructability input and cost guidance, but always in service of honoring. not compromising, the design intent.

Trade Alignment
For each trade category, we prepare annotated, color-coded overlays (like the example shown) to supplement the architect’s drawings. The annotations clarify scope, materials, and sequencing for pricing. By making design intent easier for subcontractors to understand before bids are submitted, we reduce assumptions, improve cost accuracy, and help ensure the work is executed as envisioned.
Detail Coordination
By highlighting and annotating the drawings, we effectively “build the project in our heads” before work begins, thinking through how materials meet, how edges resolve, and how adjacent trades interact, much in the same way architects do as they develop the design. This early, mental walkthrough allows connection details to be identified, discussed, and resolved on paper, reducing field improvisation and ensuring the work is executed deliberately and in alignment with the design intent.
Material Sourcing
Materials are defined with deliberate precision to remove ambiguity before work begins. Rather than relying on generic names, we describe materials by their specific characteristics (finish, color range, and fabrication) so trades know exactly what to price and install, and owners understand the differences between options. While “flagstone” is often used as a catch-all term, thermally treated bluestone and full-color natural cleft flagstone are materially and visually distinct. By documenting these distinctions and verifying through samples and mockups, we ensure the work aligns with the architect’s vision.

Requests for Information are identified early and documented clearly, with concise questions and proposed solutions to support timely decisions.
Routine Meetings
Regular coordination meetings keep everyone aligned on progress, upcoming decisions, and potential issues. Agendas are made, notes are taken
